The calculator uses the same amortized-payment formula as the site's other mortgage tools, but explicitly checks your loan amount against the conforming limit you enter and quantifies what the jumbo rate premium costs over the full loan term -- money a standard mortgage calculator won't surface because it doesn't know to look for it.
The baseline 2026 conforming loan limit set by the FHFA is $806,500 for most US counties, with higher limits (up to 150% of baseline) in designated high-cost areas. Check your specific county before assuming the baseline applies.
Because Fannie Mae and Freddie Mac won't purchase or guarantee jumbo loans, lenders keep more of the risk on their own books and typically require more equity upfront to offset it.
